BuildingTech’s Underground Leak Detection service enables building owners to locate steam leaks in underground pipes and condensate lines. The large boiler heats several buildings with fill-monitoring systems to alert the facility manager or chief engineer when the boiler is taking in large amount of replacement water. This alert is often the first indication a property owner receives to indicate that there is an active leak somewhere in the system.
It is not unusual for a system with a steam leak to take in some quantities of water, sometimes hundreds of gallons per day. Replacement water comes into the boiler “cold” and needs to be heated by the boiler. Heating this constant flow of replacement cold water into steam increases gas or oil bill and decreases operational efficiency.
